At the present time with it very likely that
the £ will reach $2 and prices in Florida
at a low it is an excellent time to buy.
However there are developments and
properties being highlighted to unsuspecting British buyers, by unscrupulous companies which are very over priced. Many of these are new or
off plan and seem at first sight good value with apparent discounts offered and extras
included. However the fact that the developers and agents recommending them often receive
commission payments between 5% and 15%, explains why they can be so keen for you to buy
these properties.
I have also investigated other practices
which have led unwary British buyers to be persuaded into buying overpriced and
inappropriate property which has cost them thousands. I have come across many examples of
apparently free or subsidised inspection trips and or free accommodation which led
to unwary British buyers signing up for new build off plan property with a mortgage
package that has lost the Buyer many times the value of the flight and free
accommodation! Indeed a recent newspaper article highlighted this problem.
It can be really difficult to find impartial
information as to where are the best locations, properties, Agents and where are the best
buys depending your requirements, equally what should you avoid and what you are not
warned about such as the hidden tax whammy, the home inspection frauds, the mortgage scams
all of which will cost the unaware British buyer thousands.
The usual source of such information and
research tends to be glossy adverts, exhibitions, the web, books and holiday visits but
often these paint a one dimensional rosy coloured picture and company size does not
guarantee satisfaction. All too often after enquiring about property in Florida you will
receive some glossy literature, DVDs, and follow up calls which unfortunately steer you
towards high commission products that may be the worst possible choice from an investment
or indeed lifestyle perspective.
