Getting pre-approved for your mortgage should be your first step.

Seek out the services of a Mortgage Planner.
Make sure your mortgage provider has experience with international buyers and comes recommended by other professionals, check references. Be careful; their is a lot of hearsay and complicated jargon, the facts are quite clear and simple in most cases.

Request the services of an independent appraiser who will objectively evaluate the property’s value.
Your mortgage provider should take care of this step for you. All property that is mortgaged will require an appraisal. Do not confuse an appraisal with a survey or home inspection. Ask us for clarification of this very important point.

Engage a real estate licensee (Realtor®) as your agent or consultant to guard your property and financial interests.
As a buyer you do not pay for the services of a Realtor®, the commission is paid by the seller or builder of the home you are buying. You should never forgo the services of a professional especially as you will not be paying the commission! If you buy direct from a builder you are not represented in any way. Do not assume that if you call the number on a For Sale sign that you are represented; the agent who you will be working with is representing the seller not you. What type of agent do I need? Hire the services of a home inspector who will objectively evaluate the condition of the property.
Seek the recommendation of a home inspector from your Realtor®. Note that not all home inspectors are created equal and unlike the UK they are not all held to an established standard of conduct.

Focus on protecting your equity position.
Take into consideration why you are buying the home and what your ultimate goal is - do not be rushed into anything you are not sure of - read everything you can and ask for advice and clarification on any points that seem conflicting.

Review your financial goals and home loan annually.
